Public adjuster for commercial claims

Commercial property claims for owners and landlords.

When a business property is damaged, the building is only part of the loss. Equipment, inventory, tenant improvements and lost income all need to be documented and supported. We handle the claim so you can keep running the business.

What the claim covers

What a commercial claim can include.

Commercial policies are built from separate coverages. Each one needs its own documentation.

  • Buildings. Structure, roofing, building systems and tenant improvements.
  • Business personal property. Equipment, furniture, computers and fixtures.
  • Inventory and stock. Raw materials, finished goods and merchandise.
  • Business income. Lost profit and continuing expenses while you cannot operate.
  • Extra expense. The added cost of a temporary location or of speeding up repairs.
  • Rental income. For landlords, rent lost while units cannot be used.

What often gets missed

Where commercial claims come up short.

Coinsurance

Many commercial policies reduce the payment if the property was insured for less than a set share of its value. We check this first.

Code upgrades

Repairs may have to meet current code. Ordinance or law coverage can pay for it if your policy includes it.

Income after reopening

Sales can stay low after the doors reopen. Some policies extend business income coverage for a period after repairs.

Who insures what

Leases often split responsibility between landlord and tenant. We read the lease alongside the policy.

What to do now

Keep the paper trail from day one.

  1. Report the loss to your carrier in writing and note the date.
  2. Protect the property from further damage and keep records of what it costs.
  3. Pull together financial records: profit and loss statements, tax returns and payroll.
  4. Track every extra expense, such as temporary space, equipment rentals or overtime.
