Public adjuster for water and flood claims

Water damage claims that count what you cannot see.

Water moves into subfloors, wall cavities and cabinets long before it shows. We document the full extent of the damage, including what is hidden, and make sure the claim reflects it.

What the claim covers

What a water claim can include.

A water loss usually has two parts: stopping and drying the damage, then repairing it. Both belong in the claim.

  • Water mitigation. Extraction, drying equipment and moisture monitoring.
  • Building repairs. Drywall, insulation, flooring, baseboards, cabinets and paint.
  • Tear-out to reach the leak. Many policies pay to open and restore walls or floors so the source can be repaired.
  • Contents. Furniture, rugs, electronics and stored items damaged by water.
  • Mold remediation. When your policy covers it, often with a separate limit.
  • Additional living expenses. When the home is not livable during repairs.

What often gets missed

Where water claims come up short.

Moisture behind walls and under floors

Moisture readings and photos inside wall cavities and subfloors show damage a quick visual inspection misses.

Cabinets and built-ins

Water wicks into cabinet bases and toe kicks. We document when a partial repair would leave a mismatched kitchen or bath.

Flooring in connected rooms

Floors often run through several rooms without a break, so water in one room can affect the whole floor.

Contents in storage

Basements, garages and closets hold boxes that are easy to forget until a full inventory is done.

What to do now

Stop the water, then document everything.

  1. Shut off the water at the source, and turn off power to wet areas if it is safe to do so.
  2. Call a water mitigation company to start drying. Delays can lead to mold.
  3. Photograph standing water, wet materials and the source of the leak before cleanup.
  4. Keep the failed part, such as a supply line or water heater fitting, until the claim is settled.
